Toronto Building has two application streams, a “complete” application stream or an “incomplete” application stream. The Building Code specifies time frames for the review of complete building permit applications, however, there is no time frame for the review of incomplete applications.
A building permit application is considered complete when:
If all the conditions above are met, the Building Code specifies the following time frames for the review of complete building permit applications.
This stream is for applications where no Zoning Certificate has been issued for the project, or where the application does not include all Applicable Law approvals listed on the issued Zoning Certificate.
There is no time frame for review of this stream of permits and no re-examination fee for Incomplete permit applications.
It is strongly recommended that you submit an application for a?Preliminary Project Review?(PPR) prior to submitting an application in the incomplete application stream.
Residential FASTRACK is an enhanced Building Permit service for certain types of projects in existing houses containing one or two dwelling units. Toronto Building’s goal is to review eligible applications within five business days.
The following projects qualify for FASTRACK service:
An applications must be submitted?by email?or in-person on a rewritable DVD or USB. All drawings must be formatted for a page with a maximum dimension of 11″ X 17′ to facilitate scanning, if necessary. Please include an electronic copy of all forms as well as the drawings on the DVD or USB.?For more information please consult our?Electronic Submission Guidelines.
Note: Documents must be prepared by either the homeowner or a Designer qualified under the??Building Code Act, 1992 and the 2012 Building Code.
When you have signed in at the counter, staff will review your application to determine whether your building permit can be processed via?FASTRACK. If other approvals are required or your plans are incomplete, you will be advised on-the-spot.
Commercial Xpress is an enhanced Building Permit service for certain types of projects. Toronto Building’s goal is to review eligible applications within 10 business days.
The following projects qualify for Commercial Xpress Service:
Separate permits are required for plumbing, drains and HVAC. These permits do not qualify for Commercial Xpress.
